The Pacific Heights property lies west of, and adjacent to, Schabarum Park in unincorporated Los Angeles County in the community of Hacienda Heights.

Relationship to the Corridor
The Pacific Heights approved development is located in the undeveloped hills adjacent to and west of Schabarum Park in Hacienda Heights. It lies north of the Habitat Authority’s Powder Canyon property in La Habra Heights and within Significant Ecological Area #17 as designated in the Los Angeles County General Plan.

The property contains extensive and increasingly rare oak and walnut woodlands.

These woodlands qualified it to become a Significant Ecological Area (SEA) under Los Angeles County’s General Plan.
Project History
- Numerous Applications
Many more intense proposals on this property have come forth over several decades but public opposition sent the proposals back for further review. This review included:
- Reduce area to be graded to reduce potential for slope failure;
- Review the size and location of the development’s water tank;
- Create an alternative plan with the minimum number of units that would still be economically viable; and
- Reduce the oak trees to be cut in the grading for this development.
- Project changes incorporated the following:
- 10 acres will be ‘donated’ to LA County Parks – not ‘dedicated’ as was requested by the applicant.
- The mitigation oaks will be monitored seven years not two as was requested by the applicant.
- The County will not allow any fuel modification in Schabarum Park.
- The applicant will still need to pay in-lieu fees to the Parks Department.
- There is the possibility for trail easements to be dedicated to the Parks Department or manager of the open space such as the Habitat Authority.
